The golden visa through property, in plain English

The shape of it
The UAE offers a long-term renewable residency visa to property investors who hold qualifying real estate above a set value. It can extend to a spouse and children, and it does not require an employer sponsor, which is the part most applicants actually care about.
It is tied to continuing to hold the qualifying property. It is a residency permit, not citizenship, and it does not change tax residency on its own — that depends on where the person actually lives and what their home country says.
The number, and why you should not quote it from memory
There is a minimum property value threshold, and it has been revised more than once. Whatever figure you have in your head from a seminar two years ago may no longer be right, and quoting a stale threshold to a client is the kind of error that ends a relationship.
Check the current requirement on an official source before every conversation where it matters, and say to the client that you are giving them the current published position rather than advice.
What brokers get wrong
- Promising an outcome. You do not decide applications and you cannot guarantee approval.
- Being vague about whether mortgaged property qualifies and on what terms — this genuinely matters to the buyer's plan.
- Ignoring whether multiple smaller properties can be combined to reach the threshold, which is often the more realistic route.
- Treating it as a closing tool rather than a client need. Buyers can tell.
Where your job ends
You are a property professional, not an immigration adviser. Explain the mechanism, be accurate about the property side, and hand the application itself to a licensed specialist.
Say that explicitly to the client. 'I will get the property part exactly right and introduce you to someone who does the visa properly' builds more trust than pretending to know everything.
