Instagram coaching for Dubai brokers.

You post every day. The enquiries do not come. It is almost never the algorithm — and your grid, scored out of 100, shows you what it is instead. Thirty seconds, free.

Public accounts only · no sign-up, no card

Who writes it

I’m Yuvraj.

I coach Dubai real estate brokers on Instagram. Not followers — enquiries. Most brokers I meet are posting every day and hearing nothing back, and it is almost never the algorithm. It is the bio, the link, the first line of the caption, and whether anyone gets a reason to open a DM.

So I built the thing I kept doing by hand: a score out of 100 off your public profile, free, in half a minute. If you want the deeper read, the written report goes through thirty days of your reels one at a time.

What the number is made of

Five lines, twenty points each.

A buyer decides in three seconds.

These are the five things they decide it on — all visible before anyone watches a single reel. Follower count is not one of them, and nothing in the score is calculated from it.

  1. Your bio gets three seconds

A buyer lands on your profile from a reel and reads one line before deciding. Most broker bios spend it on adjectives — luxury, bespoke, trusted — instead of the three facts that matter: what you sell, where you sell it, and what they do next. The score checks whether a stranger could answer all three without scrolling.

  2. Your link decides if the enquiry survives

Most broker links open a company homepage, which asks a buyer who was ready to act to start again from a search box. By the time they have found the listing they were looking at, the moment is gone. The score follows your link and checks what is actually on the other side of it.

  3. The first line of your caption is the only line

Instagram cuts your caption after about one line on a phone. Everything after the fold is read by people already sold. The score reads the first line of each of your last twelve captions and checks whether it asks something, answers something, or simply fills the space.

  4. Comments are a buyer testing the water

Not how many — whether you answer, how fast, and whether the answer opens a door. A broker who replies to “how much?” with a number has closed the conversation. One who replies with a number and a question has started one. The score reads the comments on your last twelve posts, not just the count.

  5. Thirty days of silence shows in the numbers

Posting in bursts and then disappearing for three weeks teaches the algorithm that you are unreliable, and teaches your followers the same. The score looks at the shape of your last thirty days — not whether you posted a lot, but whether you posted at a rhythm anyone could rely on.

What comes back, in thirty seconds.

Not a dashboard you have to learn. Three things, on one screen.

A number out of 100, and what it is made of

Five lines, each out of twenty, so you can see immediately whether you have a profile problem or a content problem. They are very different fixes and most brokers guess wrong about which one they have.

The single thing to fix first

Not a list of nineteen improvements you will never make. The one change with the largest gap between effort and effect, named in a sentence, so you can do it before you close the tab.

The numbers behind it

Posts read, average likes, average comments, engagement rate, posting rhythm — the figures your profile is actually being judged on, pulled live rather than typed in by you.

See What Is In It

All five lines, scored in full

Every reel from the last thirty days, with a note on each

Where you sit against Dubai brokers at your follower size

Your bio and your link, rewritten rather than criticised

The next fourteen posts, in the order to put them up

Delivered on WhatsApp. No email address, no call to book.

Worth saying who this is not for.

This is for you if

You are a broker or agent in Dubai posting your own content

You are getting views and almost no DMs

You can film on a phone and want to know what to film

You would rather be told the truth than be encouraged

It is not, if

You want followers rather than enquiries

You want someone to run the account for you — that is my agency, Media Kingdoms, and it is on the Work With Me page

You are looking for a guaranteed number of leads; nobody honest will give you one

Your account is private and you would like it to stay that way

The guides

The conversations you are already having.

A price DM with no greeting. A buyer who just found the service charge. A client asking you to cut your commission. One a week, and every one of them is a conversation you had this month.

All 13 guides

Read them in any order. Each one is about a single conversation.

Before you type your handle.

Is the score really free?

Yes. No account, no card, nothing to cancel. Type your handle, wait about thirty seconds, read the score. You can close the tab and never hear from anyone.

What does it actually read?

Your public profile, your last twelve posts, and the comments on those posts. Nothing that needs a login, nothing is installed, and nothing is ever posted on your behalf.

Will it work on a private account?

No — it only reads what any visitor can see. Make the account public for the half minute it takes, or type your numbers in by hand and the score still works.

Do more followers lift the score?

No. Follower count is not one of the five things, and nothing in the score is calculated from it. A 4,000-follower account that answers its comments will outscore a 40,000-follower account that does not.

Who sees my score?

You. It is not published, not indexed by search engines, and not shared. The report pages are marked noindex specifically so nobody can be found through a critical read of their account.

Is this a bot or a template?

The free score is automated — that is why it is free and instant. The AED 99 report is written by Yuvraj after watching your reels, which is why it takes up to 24 hours rather than 24 seconds.

Thirty seconds. Then you will know.

No account, no card, nothing to cancel. Just your handle and the first thing to fix.
